Anthony Phillips, co-owner of Luxury Real Estate Management, just sold Nevada’s highest priced condominium per square foot ever in the history of Nevada. The 599-square foot luxury condominium was sold at the Cosmopolitan Las Vegas for $675,000, a record of $1,126.88 per square foot.  This one bedroom residence is on the 56th floor and offers views of Bellagio, Veer Towers and Aria Resort and Casino.

Cosmopolitan condos offer some of the best views of any property on the Las Vegas Strip and are the only condo opportunities with balconies on the Strip,” said Phillips. “Our office was honored to be chosen to represent this residence and are thrilled with the sale results. This particular condo sold for two to three times the price per square foot as other condos-hotels in Las Vegas.”

This Cosmo condominium features an expansive private terrace and telescoping doors separating the urban-inspired living area from a spacious bedroom. It has a decadent bathroom featuring marble tile and an authentic Japanese soaking tub.

Cosmopolitan condo residents enjoy the property’s world-class restaurants, nightlife, shopping, and benefit from easy access to the Bellagio Hotel and Casino and MGM’s CityCenter. A 599-square-foot condo on the 56th floor of the Cosmopolitan’s east tower recently sold for $675,000, or $1,126.88 per square foot.The deal, recorded July 5, is perhaps the most expensive resale per square foot in state history for any home, condo or otherwise, according to Luxury Real Estate Management co-owner Anthony Phillips, who sold the property.By comparison, the median price per square foot of previously owned single-family homes sold in Southern Nevada in June was $96, according to the Greater Las Vegas Association of Realtors.The one-bedroom condo on the Strip has a private terrace, telescoping doors, and a bathroom with marble tile and a Japanese soaking tub. The condo has views of the Bellagio, the Veer Towers condo complex and the Aria.

The Las Vegas high-rise condo market continues to see significant improvements this year. Yearly average sale prices increased from $313,084 (2012) to $451,382 (2013 TYD) , and inventory continues to tighten in the majority of high-rise projects.
